Building 405 Project Update

The contractor has tentatively scheduled work on Building 405 to begin January 6, 2025. We’ll keep you updated by email in the coming weeks with details on construction logistics, including staging areas, parking shifts, and timelines for the units involved. Timely communication of all items pertinent to homeowners before and during construction is critical to the success of this project now and going forward as we move to subsequent buildings.

Clarifying Information on Color, Railings, and Lighting

– Paint Color: There’s been talk about a possible new color scheme for Building 405. As of now, no change is planned. According to our bylaws, *Section 14.3, any updates to materials, colors, and finishes must match the original design unless a 66 2/3% majority vote decides otherwise. While the board has explored an updated look for Harbour Point, any change would require community approval. Nothing has been approved or voted on. For now, building 405 will be repainted in the current approved colors with upgraded water-resistant paint.

– Railings: To meet current code and ensure safety, the existing wood railings will be replaced with dark aluminum ones that are better suited for our coastal environment. Because current railings fail to comply with building codes and are a safety issue, no vote of owners is needed to change.

– Lighting: This category is the same as the paint. We have a mix of lighting fixtures throughout the complex due to replacements over the years. Changing fixtures would require a majority vote. This renovation project is a great opportunity to update the lighting style if the community is interested.
